Resort scale solar control

A tower-wide comfort upgrade with a finish that still respects the building.

RACV Royal Pines Resort needed a practical solar film solution that could improve comfort across a large accommodation tower without changing the external character of the building.

Ultra Tint installed 3M Night Vision 25 across guest rooms, spa suites and corridor glazing, balancing heat reduction, glare control, daytime privacy and natural outward visibility.

The work called for consistent installation standards across hundreds of panes, with scheduling and site conduct suited to an occupied hotel environment.

The challenge

Large resort projects are not only about the number of windows. The work has to fit around guests, staff movement, room access, floor sequencing and the day-to-day rhythm of the property.

Across 15 floors, the finish also needed to remain consistent. Every pane had to be prepared and installed cleanly so the tower read as one completed project, not a patchwork of separate rooms.

The solution

3M Night Vision 25 was selected to reduce heat load and glare while keeping the exterior appearance controlled and professional.

The film choice helped improve daytime privacy and room comfort without removing the natural outward visibility guests expect in a resort setting.

Ultra Tint approached the installation with the planning discipline required for an occupied commercial site, with careful sequencing across rooms, spa suites and corridor glazing.

Results

Performance without changing the resort's character

Improved solar performance

The selected film helped reduce solar heat entering through exposed guest room and corridor glazing.

Better guest comfort

Reduced glare and heat made the rooms more comfortable while preserving natural daylight and outward views.

Consistent finish

A repeated, floor-by-floor installation produced a cleaner and more uniform tower appearance.

Large-site coordination

The job needed orderly room access, consistent preparation and clean installation across an active resort.

Ultra Tint experience

Gold Coast window film experience that shows up in the details.

Ultra Tint has operated on the Gold Coast since 1977, working across residential, commercial and specialist window film projects.

The current owner has personally owned Ultra Tint for approximately twenty years, bringing continuity, technical judgement and practical site experience to projects where the finish has to last.

That experience matters on commercial work. The right film has to suit the glass, the exposure, the building appearance and the people using the space every day.
